Our Sherman Oaks ADU: Vista Del Monte

This is a new, detached, permitted ADU behind the main house:

Kitchen and living space: a vaulted ceiling with a skylight, white flat-panel cabinets to the ceiling, a blue and white patterned tile backsplash, a gas range, microwave, dishwasher and side-by-side refrigerator
Bathroom: a white shaker vanity with a quartz top, an ornate gold mirror, a glass shower in white tile, and a black and white star tile floor
Throughout: wide-plank oak floors, recessed lighting, a ductless mini-split, double closets, and French doors on two sides opening to the yard
Exterior: a sand-finish stucco shell with a gable roof, set behind the lawn and paver patio

How long an ADU takes

From design through the final inspection, an ADU usually takes about 10 to 12 months. Most of that time goes to design, plan check and utilities; construction is the shorter part.

Our second Sherman Oaks ADU: Stansbury

On Stansbury we built a two-story ADU over a new two-car garage off the alley:

Kitchen: light oak flat-panel cabinets, black quartz counters and full-height backsplash, stainless refrigerator and microwave, and a peninsula with seating
Bedroom: a white barn door on a steel track, a navy accent wall and a ceiling fan
Bathroom: a navy vanity with a marble-look top, a frameless glass shower and brushed nickel fixtures
Den: green walls with a walnut hidden bookcase door, a matching walnut door and a walnut wet bar
Laundry hall: stacked washer and dryer, built-in oak cabinets and mirrored closet doors
Outside: stucco and lap siding, herringbone pavers, artificial turf, raised beds and new planting

Permits in Sherman Oaks

Sherman Oaks is part of the City of Los Angeles, so ADU plans go through LADBS plan check, and new service is coordinated with LADWP and SoCalGas. Sherman Oaks is also close to our Tarzana base, which makes inspection days easy to cover.
